Once you have accepted an offer on your property you should start to make plans for the house move, don’t make the mistake of leaving making arrangements till you have exchanged contracts. It is surprising how busy removal companies are even in the current market conditions, if left too late it may cost more than it should and you will possibly have to settle for any removal company you can get rather than one you would choose.
In the beginning selling a property can be quite exciting, having valuations, preparing the house (after watching far too many property development programmes) and haggling to get the best rate of commission from your estate agent. Most vendors feel positive at the throughout the first few viewings. The situation begins to become more stressful when after the first few viewings no offers have been made and you feel that all the viewings have resulted in comments on what is wrong with the property. It is important to keep a positive outlook on the situation; all too easily we can become disheartened and think only of the negative aspects of the property. Thinking in that way will not help at all, bear in mind that you purchased your property and treat every viewing as the first. Get into the mind set of assuming that someone will buy the property eventually, it is just a question of when. Also make sure that the property is not overpriced compared to similar properties in the same area, an overpriced property will more often than not miss out on many viewings.
It can be stressful waiting for the phone to ring, feeling that you have to agree when a viewing is requested even if little notice is given and it really is not convenient. It can actually do more harm than good agreeing to a viewing that you are not prepared for. One of you should take the dog out, make sure the place is presentable, and minimise the amount of people who are in at the time of the viewing. This may sound ridiculous but minimising clutter; people and family pets will create a more spacious feel and allow the potential purchaser to imagine their own family living in the house. So do not beat yourself up that a sale opportunity may have been missed, as it far better to be organised and put thought into the viewing.
Another issue which can create great strain is finding the home of your dreams and not being in a position to put an offer in on it. Of course many would recommend not looking for a property until an offer has been made on your existing property, this however can result in a mad rush to find a property and you may not find a suitable property at all.
If the property is on the market for some time you may be faced with the prospect of having to lower your price which can be a stressful decision to make. If in doubt what to do, think about whether you have a property in place that you like and take into account the current market conditions. Once you have had an offer made on the property then the haggling begins, which can lead to sleepless nights. The main point is that both parties involved should be happy with the agreed price; many agree to go half way when the proposed offer is slightly below the asking price.
Give yourself a well deserved well done once you have received an offer, you have gone past the first hurdle in the process and remained in one piece. All this stress! And all that before you even think of packing boxes.
